We charge an agreed fixed fee for straight forward transactions (details below)

When purchasing or selling a property we charge a fee and also something called ‘Disbursements’.
You will be charged an agreed a fixed fee for our costs (in addition to disbursements such as office copy search, water and drainage search etc.)
Disbursements are costs related to your transaction which are payable to third parties, such as Land Registry fees or search fees. The amount will depend on the number and type of searches which you instruct us or are required to make in relation to a purchase or sale.
We handle the payment of the disbursements on your behalf and with instructions to ensure the matter progresses smoothly for you.
The fixed fee depends on the purchase/selling price and these are in addition to disbursements and any applicable VAT is at 20%.
You will be provided with a quote for the work before the work starts for your agreement.
Our Charges for Sales & Purchases:
Our fixed fees are for purchases plus disbursements and plus VAT at 20%.
Should you purchase with a mortgage we will charge a further £50 on top of our fee and will require the mortgage company consent to carry out the work as they do not allow all law firms to carry out the conveyancing.

* Our fee assumes that:
- this is a standard transaction and that no unforeseen matters arise including for example (but not limited to) a defect in title which requires remedying prior to completion or the preparation of additional documents ancillary to the main transaction
- this is the assignment of an existing lease and is not the grant of a new lease
- the transaction is concluded in a timely manner and no unforeseen complication arise
- all parties to the transaction are co-operative and there is no unreasonable delay from third parties providing documentation
- no indemnity policies are required. Additional disbursements may apply if indemnity policies are required.
- The property is not at auction. Please note auction or flat purchases are an additional £100 plus VAT to the prices quoted.
Disbursements for Purchases (These are in addition to NK Law quoted Fees):
Disbursements are costs related to your transaction which are payable to third parties, such as Land Registry fees or search fees. The amount will depend on the number and type of searches which you instruct us or are required to make in relation to a purchase or sale.
Main Initial Property Searches If you are buying a property we will usually need to carry out conveyancing searches:
- Local search: usually between £120-180 incl. of VAT depending on the council- (Usually provides results of planning applications relevant to the property, building control history, any enforcement action, restrictions on permitted development, nearby road schemes and contaminated land)
- Water drainage search: usually between £40-60 incl. of VAT- (This search will let you know if there is mains drainage and where the pipes are with appropriate maps)
- Coal mining search: usually between £30-60 incl. of VAT- (This search will inform if there is a problem with the land the property is on and if any coal seems are nearby. This is important in case of any sinking of property near coal seems)
- Environmental search: usually between £80-100 incl. of VAT- (This search will inform if the property/land is near to contaminated land, a waste or landfill site, it also is a basic check for possible flooding and if landslip or subsidence might be an issue)
There are many other searches but not all are required, and these will depend on the location and type of property. These will be discussed with you in advance.
Searches generally and generally cost around £350.00 in total and are advised to be carried out. This is your choice however if you purchase with a mortgage, we will be required to carry them out.
Other Pre-exchange/completion searches: We will also need to undertake a couple of searches just before completion, which should cost usually no more than £10.00-£15.00. These include:
- Bankruptcy search of £2 per person (No VAT)
- OS1 of £3 per title purchasing (No VAT)
- ID Verification – £7.20 per person (Incl. Of VAT)
Timescales to obtain search results: We normally find that it takes up to 10 days to obtain the search results once applied for and so should not delay any transaction.
Land Registry fees: Once purchased we will need to register the property into your name depending on the value of the property or the size of the mortgage, but currently range between £20.00 and £910.00. No VAT Is Payable.

Stamp Duty Land Tax (SDLT): Stamp Duty Land Tax may be payable by you, but this will depend on your circumstances and the value of the property concerned because of this, it is simply not possible to tell you on this website exactly how much SDLT you will have to pay. Addition NK Law Fees:
Bank Transfer Fee (For All Sales and Purchases):- We also charge a bank transfer fee of £30 plus VAT per transfer same day.
SDLT Form Fee (Purchases Only): For purchasers, we are required to file the relevant forms at HMRC within a timescale of 14 days of completion and we do charge for this separately a fee of £35 inclusive of VAT.
Notice of Transfer fee – This fee if chargeable is set out in the lease. Often the fee is between £30 to £150. This fee is charged as notice is to be given to the freeholder of the transfer.
Notice of Charge fee (if the property is to be mortgaged) – This fee is set out in the lease. Often the fee is between £30 to £150. This fee is charged as notice is to be given to the freeholder of the charge.
These fees vary from property to property and can on occasion be significantly more than the ranges given above. We can give you an accurate figure once we have sight of your specific documents.
Other Possible Disbursements: On occasion you may need to pay for other fees, such as obtaining copies of relevant planning documents or a legal insurance policy if any required documents are missing.
It is not possible to tell you the exact cost, as this will depend entirely on the circumstances at the time and shall inform you of the quote/price beforehand.
Disbursements for Sale (These are in addition to NK Law quoted fees):
Disbursements on a sale are usually less than that on a purchase.
The amount will depend on the number and type of searches which you instruct us or are required to make in relation to a purchase or sale.

Time scale to complete sale or purchase (residential or commercial property)
We find that average time to complete a residential property sale or purchase is in the region of 8-12 weeks from instructions being provided. It usually takes a further 3-4 weeks to register the transaction at the land Registry. This can of course vary depending on how buy the Land Registry is always and also other factors mentioned.
(Please Note the NK Law Fees in the tables do not include disbursements)
Our Fees for acting for you as a landlord or a tenant in the grant of a new lease starts at £550 plus VAT plus Disbursements.
We are able to provide further clarity on costs specific to your situation however we would need to speak to you first.
Disbursement: Please note that these are usually similar to the Disbursements above.
Searches generally and generally cost around £300.-£500 in total and are advised to be carried out. The Commercial searches are usually more expensive than the residential searches.
Pre-completion searches: We will also need to undertake searches just before completion, which should cost usually no more than £10.00-£15.00. Which include:
- Bankruptcy search of £2 per person (No VAT)
- OS1 of £3 per title purchasing (No VAT)
- ID Verification – £7.20 per person (Incl. Of VAT at 20%)
Land Registration fee range between £20 and £910 and will depend on the lease premium.

Please Note: We charge a fixed agreed fee for this type of work however should work be required to be carried out making the transaction more complex, then we shall agree a fee with you when it is noticed to be required.
Should the matter be complex and require work additional we shall agree an amount based on our hourly rate.
We may decide to carry out work on an hourly basis cost but will be agreed in advance and will depend on the complexity of the case

Letters out and telephone calls will be charged at a tenth of this hourly charging rate. (Hourly Charges are plus VAT)
What Services Our Fees Includes:
For sales and purchasers our fee includes:
- Taking instructions.
- liaising with any agent (If required)
- Check finances are in place to fund purchase
- Receive and advise on contract documents
- Carrying out instructed searches
- Obtaining further documentation if required
- Make any necessary enquiries of seller’s solicitor or replying to Purchaser’s enquiries
- Give you advice on all relevant purchase documents and information received
- Go through conditions of mortgage offer with you
- Drafting or approving the Transfer document.
- Sending you final contract to you for signature
- Agreeing a completion date (date from which you own or sell the property)
- Exchange contracts and notify you that this has happened
- Arrange for funds needed to be received from lender and you
- Exchange and Complete purchase
- Deal with payment of Stamp Duty/Land Tax and lodging the appropriate form at HMRC.
- Deal with application for registration at Land Registry
How Long Will My Sale or Purchase Take?
We find that average time to complete a residential property sale or purchase is in the region of 8-12 weeks from instructions being provided. It usually takes a further 3-4 weeks to register the transaction at the land Registry.
This can of course vary depending on how buy the Land Registry is always and also other factors mentioned.
What can cause my Sale/purchase to Take Longer or Cost More Than Usual?
There can be instances when our fee will be higher or the matter may take longer due to more work being involved:
- value of the property
- Should the purchase not be from one seller to one buyer then it is likely to involve further work and hence further cost.
- If you are a first-time buyer
- freehold or leasehold
- new build
- first registration of title
- whether a mortgage or not, or Islamic mortgage
- in purchase cases, whether primary residence, buy to let or second/holiday home as this can increase the stamp duty
- shared ownership scheme
- using a help to buy scheme, and whether it is an equity loan or ISA
- multiple owners
- purchase at auction (completion is usually within 28 days of the auction and for this we charge a higher fee due usually a further £150 plus VAT on top of our normal fees)
- property has been repossessed as we will have to liaise with the lender solicitors also.
We will inform you in advance if the fee is likely to be increased so you may make the appropriate decisions.

Our property law work including conveyancing is carried out by a qualified Solicitor by Mr Mohammad Raza Javid (Grade A Solicitor) with the Assistance of Paralegals Aneeq Khan (Grade D)
